Why installing a wall heater, Los Angeles weather is always warm?

The Johnsons were selling their house in Mount Washington neighborhood of Los Angeles, CA. This area is very beautiful, quaint, and secluded with downtown Los Angeles, canyons and mountain views. Because the weather is always nice here, so it never occurred to the Johnsons that they should install a central or wall heater. Within the first week of putting their home on the market, they received multiple offers. They accepted one offer which is the highest offer from a FHA home buyer. Everything went smoothly from the cross-qualifying process to successfully opened escrow. Their buyer is a civil engineer so he didn't want to do a home inspection even his agent explained to him several times the importance of having a home inspection. The buyer had a hard time to verify his past jobs, because he had seven different jobs prior to his current one. Since he showed sincere about buying their home, the Johnsons agreed to give him some time to get that done and extended his contingencies period to twenty one days. At the fourth week, the buyer got his loan document ready to sign, appraisal report came in with a condition that required the Johnsons to install a heater for the house. The sellers argued that Los Angeles weather was always nice and warm, why they had to install the heater for the house. The buyer’s lender explained to them that the appraisal property conditions were required from the mortgage lender. Without the completion of these conditions, they would not fund the buyer’s loan. Therefore, the Johnsons had a few days to fix it and they did. They closed escrow on that weekend!

 

Installing or fixing your home heater before you put your house on the market will avoid delay in closing the sale of your home. Lenders will not accept portable electric heater as a main heat source.

Can I sell and buy my home at the same time?
