It's not ALWAYS money...

I just received a phone call from a seller agent regarding the offer package I submited to him. He has 6 strong offers total. All are over asking price. Mine is at asking price. 2 of them are cash offers, the rest of them are 30% down payment offers! His clients gave him a specific instruction to call me ONLY and let me know that they want to accept my client's offer because they love my clients. They felt the connection with my clients through the letter I wrote and the way I presented my clients' offer. This is amazing!! I'm so happy for my clients!!!
I can't address enough, having a Great real estate agent who CARES working for you makes a BIG difference. It's not ALWAYS money... Connect with me,

Why installing a wall heater, Los Angeles weather is always warm?

Centra Heater

The Johnsons were selling their house in Mount Washington neighborhood of Los Angeles, CA. This area is very beautiful, quaint, and secluded with downtown Los Angeles, canyons and mountain views. Because the weather is always nice here, so it never occurred to the Johnsons that they should install a central or wall heater. Within the first week of putting their home on the market, they received multiple offers. They accepted one offer which is the highest offer from a FHA home buyer. Everything went smoothly from the cross-qualifying process to successfully opened escrow. Their buyer is a civil engineer so he didn't want to do a home inspection even his agent explained to him several times the importance of having a home inspection. The buyer had a hard time to verify his past jobs, because he had seven different jobs prior to his current one. Since he showed sincere about buying their home, the Johnsons agreed to give him some time to get that done and extended his contingencies period to twenty one days. At the fourth week, the buyer got his loan document ready to sign, appraisal report came in with a condition that required the Johnsons to install a heater for the house. The sellers argued that Los Angeles weather was always nice and warm, why they had to install the heater for the house. The buyer’s lender explained to them that the appraisal property conditions were required from the mortgage lender. Without the completion of these conditions, they would not fund the buyer’s loan. Therefore, the Johnsons had a few days to fix it and they did. They closed escrow on that weekend!

Installing or fixing your home heater before you put your house on the market will avoid delay in closing the sale of your home. Lenders will not accept portable electric heater as a main heat source.

Can I sell and buy my home at the same time?

Absolutely Yes! About a month ago, I went to meet with a young couple who were referred by my past client. They have 3 boys, from 5-7 years old. They were living in a really small place and thinking of moving to a better school district area. Private school was out of their reach. After explaining to them the process of selling their current home and buying their next replacement home, they agreed to do it. They were worry about the timeline of moving and never thought that they could close 2 escrows concurrently. So, I put their house on the market and SOLD IT IN 11 DAYS! While working on the contract with the buyer, I showed them 5 homes and I got their offer accepted on their next home in Torrance, CA. There were up and down moments, but we were able to close it around 30 days! I negotiated for them to move in 4 days before escrow closed! 30 days ago, we were completely strangers. Now, I can call them my dear clients and my friends forever. They are happy with their new home. Each of their son has their own bedroom. Once again, I made it happened. Congratulations to the Tons family!!! Now, I'm up to my new adventure, helping more people to move to their ultimate dream home... #lovewhatido #dreamhome #movetoLA #movetolosangeles #realtor #realestateagent #luxury #realestate

Glassy Hilltop House in Mt. Washington by Case Study House Architects Asks $925k

In 1947, Kemper Nomland and his son, Kemper Nomland Jr. designed a Case Study House in Pasadena (#10). In 1950, they completed this wonderful little piece of hilltop heaven in Mt. Washington. The three-bedroom, two-bathroom house doesn't waste the view, but uses walls of glass, a large covered patio, and plenty of outdoor nooks to capitalize on it. It's got all the sleek, stylishness of a mid-century house, but doesn't look like it's aged one bit. The "re-imagined" kitchen seems to have been recently updated and shares space with other communal areas. It's listed for $925,000.
